Initial Complimentary Consultation & Home Visit
At Landis Architects | Builders, we believe that your home renovation project begins with a conversation. That's why we offer a complimentary initial phone consultation to discuss your project and answer any questions you may have.
If our firm is a fit for your project, we will schedule an in-home consultation with one of our experienced Team Leaders. During this home visit, we will:

Evaluate your space: Assess the current layout, structural elements, and potential challenges.
Understand your lifestyle: Learn about your daily routines and how you envision using your space.
Following the in-home consultation, we will present you with a comprehensive design proposal that outlines your renovation objectives and provides both a design fee and estimated construction budget range. This transparent approach ensures you have a clear understanding of the investment required to bring your vision to life.

The Design Process
From Concept to Construction Documents: At Landis, our design process begins with architectural concept drawings and a feasibility analysis that takes into account relevant zoning requirements, historic preservation, and relevant jurisdictional considerations.
One we’ve refined our design to a layout that you're excited to move forward with, we guide you through selecting finishes and finalizing design details to create comprehensive construction documents. The fee for our full design services total 12% of your project’s estimated construction cost.

Schematic Design
Phase 1
(50% deposit of design fee):
We'll collaborate with you to transform your vision into tangible design concepts. This phase involves creating detailed as-built drawings, 3D models, and a comprehensive construction budget estimate.
Design Development
Phase 2
(25% balance of design fee):
We’ll refine your design concept, adding intricate details to ensure a more accurate construction cost estimate. You’ll collaborate closely with your designer to select materials and finalize design features. We’ll create detailed 3D renderings and update your budget to reflect the latest design decisions.
Construction Documents
Phase 3
(25% balance of design fee):
Your Landis Project Team will meticulously prepare your project for construction. We'll finalize permit drawings, incorporate any necessary design adjustments, and create a comprehensive set of construction plans for our skilled Production Team.

We’re getting close to the start of construction. With the contract signed and permits secured, it’s time to finalize selections project details with our Pre-Construction Team. We’ll also schedule construction, have an on-site meeting, and provide you access to your Landis Client Dashboard; your one-stop shop for project information.
